Tewksbury Notary acts as a notary public and notary signing agent only. Massachusetts is an attorney-closing state. Under M.G.L. c. 222, § 17 and Massachusetts Executive Order 455, only licensed Massachusetts attorneys may conduct real estate closings.
What we do
- ✦Notarize signatures on mortgage and real estate documents prepared by your attorney or lender, when documents are complete at the time of signing.
- ✦Act as a notary signing agent in conjunction with a Massachusetts attorney or for the lender whose loan is closing, as permitted by M.G.L. c. 222, § 17(e).
- ✦Verify identity, witness signatures, complete the notarial certificate and journal the act under standard Massachusetts notary procedures.
- ✦Present documents in a neutral way, identify each form by title and point out where to sign or initial.
What we do not do
- ✕Conduct or preside over a real estate closing, or act as the closing agent.
- ✕Draft, select, complete or correct legal documents, including loan terms, vesting language or riders.
- ✕Provide legal advice, explain legal rights, remedies or consequences of signing.
- ✕Accept “witness-only” closing assignments where no Massachusetts attorney is responsible for the transaction.

Before accepting a real estate signing we confirm that a Massachusetts attorney or the lending institution is responsible for the closing and that we are engaged solely as the notary signing agent. We refer all substantive legal or loan-term questions back to your attorney, lender or title company.

Cancellation and Refund Policy
If you need to cancel a service, you may request a full refund if the cancellation is made at least 24 hours before the scheduled service time.
Cancellations made less than 24 hours before the appointment or on the same day of service will not be eligible for a refund.
Refunds will be processed within 7-10 business days.
User Responsibilities
You agree to provide accurate and complete information when scheduling services and to ensure that all documents requiring notarization are complete and ready for notarization at the time of your appointment. We reserve the right to refuse service if the documents are incomplete or if proper identification is not provided.
Limitation of Liability
TewksburyNotary.com and its representatives are not liable for any damages resulting from the use of our services, including but not limited to errors or omissions in the notarization of documents. Our liability is limited to the amount paid for the specific service provided.
